Q. If my realtor has referred an inspector(s), can I be sure to get a thorough inspection.

A. I hate to be Clintonesque but, it depends on your definition of "thorough". In all seriousness though, unless you have personally known the realtor for a long time, it would be risky. A realtor (especially the more experienced ones) leverages their liability off to the inspector which makes them virtually risk free. That gives the realtor free rein to do as he or she pleases in regards to this. A home inspector who reports all the defects or does not put a positive spin on negative situations will not be referred again by the realtor. The home inspector will have to pursue other avenues of marketing, like the internet, in order to stay in business. As time an understanding of the general public advances realtors have adopted the list of inspectors system to further divert attention away from any potential improprieties. Unfortunately, the 3 or so listed inspectors whom they refer have already worked for/around the realtor before and the realtor is usually very familiar with their reports. Unless you are an unethical home inspector, it is futile to try to appeal to the sensitivities of the realtors.

Is hiring a Home Inspector online risky?

  • On the other hand if you personally hire an inspector from the internet, the inspector is directly responsible (liable) for his or her own performance.
  • There will much less be a potential conflict of interest in trying to appeal to the realtors.
  • We suggest that you call the realtor(s) to gain access and set-up the inspection appointment. Many times realtors will stonewall inspectors who they are not familiar with. I had a realtor ask me to fax documents over that didn't even exist just to get me away from that inspection. After a half hour and 4 phone calls the problem was resolved. This was unnecessary & difficult when I had to explain this to my client. This is just the tip of the iceberg.
  • Attending the inspection will give a good visual indication of performance.
  • Certifications from NACHI, ASHI, NAHI and etc are indications that the inspector has passed technical and ethical exams.

So the best answer to the question "should you use a realtor referred home inspector" is, probably not. In over 8 years as a home inspector and as working as a realtor myself for a very short period, I have found only 2 realtors that prodded me to find everything possibly wrong. This was not a huge request since we do that with EVERY inspection. These 2 were both rather new as most buyers reps usually are. They knew that they were able to get much better offers with all of the disclosed defects documented. This way they can build up their reputations to advance to hopefully better things. If you must rely on a realtor's opinion for a home inspector, you may want to choose a relatively new realtor.
