Picture One (Gas Furnace)
This picture was taken at a investment property in Cincinnati, Ohio. The gas furnace was was marked on the outside by the owner as being installed last year. When we went look look for the serial number plate we discovered that it was missing. We later found through other means of identification that this unit was over 15 years old. Things of this nature are not uncommon during the home inspection process. Property owners sometimes go to extraordinary lengths to conceal costly defects.

Picture Two (Asphalt Shingles)
This photo was taken in a 60 year old home in Cincinnati, Ohio. Although, the top roof covering is new, this roof has 3 layers of shingles on it. That is one layer to many. The excessive weight of an extra layer or two puts strain on roofs especially this old wood roof . You can see the moss growing between the layers which ads to the weight and strain on the roof.

Picture Three (Main Beam(s))
This photo was taken in Cincinnati Ohio in the Mount Airy section of the city. You will notice that these main support beams had been excessively notched where they meet the concrete coated brick column. This is definitely a structural concern. Although this is common in older homes we recommended further evaluation by a licensed contractor specializing in structural repairs.

Picture Four (Electric Furnace)
This is a photo taken at a home in Cincinnati Ohio. This furnace was a brand new unit, only 3 months old. Sometimes common sense is not taught in the technical training manuals. This furnace performed very well and the installation was professionally performed except it was installed on a dirt floor of a 120 year old home with an old stone foundation. The problem with this is that these old stone foundations for the most part always leak. You can see the leakage evidence in the enlarged photo. This safety issue was expressed to our client, on site and also listed in our report.
